ABOUT WOODLAND REALTY, INC.
Woodland Realty was established in 1980 by Kevin Small's mother, Anita Small. Anita was extremely active member in many organizations, including the Greater Sioux City Board of Realtors®, where she served as President in 1984/84 and 1995/96. She spent several consecutive terms on the Finance Committed, co-chaired the Professional Standards Committee and was a member of the IAR and NAR. She was also a member of HBA of Greater Siouxland and was the Charter President of the Women's Council (now Professional Women in Building) and also a member of the NAHB. Anita was instrumental in the development of Sioux City homes, along side with her husband John. She was an active partner in John's business that provided new homes and developed housing in the community. Anita was a stickler for detail, and always strived to provide a high standard of professionalism.
In 2022, Anita retired handing over reigns to her daughter-in-law, Jennifer Small, who has been with Woodland Realty since 1995 and received her Real Estate license in 2000 and shortly after receiving her Broker Associate license in 2002. Jennifer is a member of the NWIA of Realtors®, Iowa Association of Realtors®, National Association of Realtors®, HBA of Greater Siouxland, Iowa Association of Home Builders®, National Association of Home Builders®, Professional Women in Building® - locally & nationally. With having Anita as her Broker for 22 years, she was a great mentor, teacher and Jennifer carries on the same values as her "Broker" did to this day. Always striving to provide a highest standard of professionalism!
Kevin Small received his Real Estate license in 1997 and received his Broker Associate license in 2004. Kevin also brings to the table an established background in construction: residential home building, concrete construction and equipment operations. This well founded education and experience provides a valuable tool to buyers and sellers in the real estate market. He and his company, Small Contracting LLC, are members of the NAHB, IHBA and the HBA of Greater Siouxland.

Woodland Realty founder Anita Small, had been involved in the residential homebuilding and land development business with her husband and now her son, Kevin Small, establishing a long respected reputation in the
Siouxland area. Still very involved in the construction business, building and concrete work of all different types, basements, flatwork, driveway, floors, retaining walls and steps.
